The upper floors of Water Tower Place will be converted into office and medical space, while the first three floors will remain retail.

With a 29% vacancy rate on North Michigan Avenue, a wrecking ball might help some landlords on the shopping strip salvage their investment. Brookfield gave up Water Tower Place in April.

The Miami-based firm purchased the asset, which shares a building with a Loews Hotel in June 2023 for $173 million.
